Advertise -
We will advertise the property aggressively when tenants are needed. We arrange signage, website advertising, rental lists and referrals after you’ve chosen the advertisement package that suits your needs and budget. Our agents and only licensed professional real estate agents will show your property through an electronically monitored supra key box and safe system.
Screen -
Every applicant is interviewed with a thorough investigation of all verification aspects: references, proof of income, and rental history. We even ask the small stuff like; do they smoke or have pets? Based on the application findings and your direct instruction and acceptance we collect ample security deposits to secure the tenants promise and agreement of full compliance with the terms and conditions of the lease commitment.
Prepare -
We prepare and provide all tenant/landlord paperwork, including applications, lease, management agreements, addenda and all other appropriate documentation to ensure you’ve met all legal standards required by the
Department of Real Estate.
Collecting & Accounting -
We collect all monies and account for all deposits and expenditures as well as record keeping and detailed monthly reports to you for clarity and verification which can be accessed by you 24/7 on our online management software system. A professional agent is always a phone call away to answer any questions. Should situation require, we handle all late/partial and no pay and follow appropriate steps to legally collect unpaid fees and also will act as your representative in court.
Maintenance -
We conduct periodic inspections and random drive-bys to ensure tenant is maintaining your investment. A professional agent will do a thorough move out inspection documenting everything with photo’s to validate security deposit liability. We welcome all maintenance requests, which are handled in a time sensitive manner using local and dedicated contractors to provide you with quality service, discounted rates and quick response time. We efficiently enforce policies, house rules, and community covenants and restrictions (HOA violations). We continually investigate and recommend ways to maximize your rental value and minimize your vacancy periods.
Fees

We charge a small percentage of the gross monthly rent collected. If and when your property sits vacant we are actively and aggressively working to secure a suitable tenant at NO management COST to you! During vacancy periods we do require bimonthly landscape service and weekly pool service to ensure your home remains rent ready.

This fee covers the cost of a detailed, fine tooth comb inspection of the premises to ensure that the tenants are maintaining the home and they have not have not neglected to report issues with your home. This also includes the negotiation of the renewal terms and preparation of legal documents so we are in accordance with the
Department of Real Estate and keep you protected.
Sales Services:
Legendary Investment Groups primary function is residential property management services. However, should the client desire to sell or buy a property, rest assured our firm is qualified to provide the needed services.
The principals of the company are members of the Scottsdale Association of Realtors, Southeast Valley Association of Realtors, and members of the Multiple Listing service.
We will continually strive to exclusively represent sellers, buyers and investors for any of their real estate needs providing creativity, marketing and successful acquisition and disposition.
REO asset management:
Contracting REO Sales and Maintenance with LIG will provide valuable asset protection and added value to the sales effort your REO's. We will protect your asset by protecting its value.
Put Legendary
Investment Group in charge of selling your REO and we
will take care of the rest! Legendary
Investment Group will take
care of the occupant removal (if necessary),
negotiate cash for keys, monitor repairs and clean
up, coordination of ongoing property maintenance.
